I'd like to thank the powers that be that put the thought into my head to check and see if there was any food downstairs. Somebody brought in Pasta Bravo! (Normally title companies bring in food on Tuesdays, so having there be something downstairs on a Wednesday is unusual... but nice!) And me being so hungry and all.
As far as the deal... my clients are thinking about whether they want to bother, and looking into how much it would be. Because the bank is not going to want to deal with actually having the a/c installed, they'll be more amenable to giving a credit of some kind for the cost of doing it, and have the client do it after close of escrow.
And then there's the matter of seeing if the bank is going to accept a new, lower offer. Which I'm guessing not, because the bank probably thought they were selling a place with no a/c and my buyers thought they were buying a place with a/c. But we'll see... the listing agent has a bit of egg on their face now for having it wrong in the MLS originally, so hopefully they will champion our cause to the seller if my buyers still feel like buying.
