For some reason, the quick rule I posted (again: not taking credit for it) has been how I've remembered it. I too knew the rules.

True, but presumably, your condo in West LA will fetch a fair price. Without significantly switching neighborhoods, I was thinking that the condo would be a minimum of 50-60% down on an upgrade to an SFR.
